On the market: Three months

Asking price: $519,000, reduced to $499,000

The game plan: Abbott took over the listing from a fellow agent who left Friedberg after the home was on the market for two months. She listed the home in the multiple listing service and advertised it on the Internet. She also took new photos of the home, added a virtual tour and held an open house.

Abbott said the photos and virtual tour were key to selling the house, which was in good shape. The location in River Edge, which offers good schools and easy access to New York City, also helped.

The home was on the market in the late fall. Since many home sellers wait till after the holidays to put their homes on the market, this one had less competition for buyers' attention, Abbott said.

The result: Another agent brought in the buyer, and the house sold for $479,000.
